$125.00 per hour, expenses to be cost + 5%
We will consider negotiating a fixed fee for services rendered.
Preconstruction services by the General Contractor:
Review of Project with design team and owner to understand the motivation behind the Project and the goal(s) of the Owner.
Site review if needed including meeting with local building authorities to understand their requirements and perspective.
Recommendations for Engineering, Landscaping, Lending, Interior Design.
Preliminary budget using square foot costs.
Ongoing feedback on costs, alternate solutions and 'best practices' that should be used as the project is designed. Input from subcontractors on the latest in products and their application to provide value to the project.
Detailed line item preliminary estimate when it is felt the Project plans are sufficient for same. Exploration of the costs of alternatives to add value or that the Owner is interested in such as solar power or Green building. Costing of specific materials and their installation.
Suggest ways to reduce costs if, as is often the case, the budget is exceeding the Owner's comfort zone.
Pro forma schedule showing order of tasks and estimated duration. GANTT chart and Project Calendar Reports may be produced for Owner.
Proof reading of plans and specifications prior to them being approved 'ready for bid' by the Architect and Owner.
Discussion of the Contract and what it should and should not include.

Bidding Services:
Universe will put the construction drawings and documents out for bid when the following conditions are met: construction drawings are 100% complete, all drawings and documents have been approved by the client, the documents are in sync with the latest estimate and schedule.
Once Universe Construction has received all our subbids, we can then present a cost proposal to the client. At this point, if it has not already been done, all parties will want to discuss the Construction Contract / Agreement and if there are other options to discuss.
We strongly suggest that a builder, contractor, construction manager, construction consultant be hired for pre-construction services for all construction projects. You will never understand all of the benefits this service will provide the client and project unless you have been thru the headaches of a project without it. The minor fees that are charged for pre-construction services will ultimately be nominal compared to the time and money they will save the client.
Universe Constructions fees for this to be included in final estimate.
Estimating Services:
These are primarily for other G.C.'s who might need them. We will take the plans and specifications in pdf format and distribute them to your subcontractor list and create a detailed cost analysis based on a CSI breakdown. We will consult with your Project Managers to include format and data the way your company likes it.
We can also help with the application of LEAN principles and GANTT chart scheduling.
Cost is negotiable. I prefer an hourly rate but will consider a fee structure.
Course of Construction Services:
On and offsite construction management by Universe Construction includes:
Regular site meetings with Client and Architect of Record's Project Manager.
Onsite webcam for security and supervision.
Regular updates of Schedule to Client and ARPM.
Regular billings showing amount billed to date, change orders, work completed and work stored using standard AIA forms.
Lien releases at conclusion of Project assuming all billings have been paid.
One set of plans annotated to show any changes. Note: ARPM to supply revised plans where deemed needed by all parties.
Copies of any relevant Building Authority documents.
Included in Final Estimate plus any as set forth in Project Change Orders.
Post-Construction Services:
If needed, Cost to be negotiated.
